-Residence History
-Employment Verification
-Credit Check
-Criminal Background Check

Our Requirements are as follows:
-Credit score of at least 600*
-No evictions or eviction filings in the last 7 years
-Verifiable income at least 3x the monthly rent BEFORE taxes
-No bankruptcies of any kind in the last 7 years

Criminal Background Check Requirements:
-Felony or misdemeanor involving:
-physical violence to any person(s) or where assault is an essential element of the offense
-the manufacture, sale, and/or distribution of illegal narcotics or controlled substances
-A sex related offense
-Felony involving:
-unlawful use or possession of a weapon
-destruction of real property and/or personal property

*If credit score is less than 600: we consider each applicant on a case by case basis and are sometimes able to approve an applicant by increase the amount of the security deposit once we take into account specific factors that might be driving the credit score down.
