Special Notations:
Personal belongings in the photos will not remain in the home and are not included in the rent. Kitchen appliances will remain, however, the washer/dryer will not. A washer/dryer may be available to rent for an additional monthly fee.

Rental terms, Applying, and Requirements:
Rent is $2,795/month for a 12-month lease, which includes routine pool maintenance. Other lease term options may be available for an additional monthly premium. The security deposit is generally $2,795.00 if all minimum requirements are met, however, it may increase up to $5,590.00. The security deposit does not cover any rent payments, but will remain on file until a move-out walkthrough is completed and any applicable deductions are made for cleaning, repairs, etc. There is a one-time admin fee of $120.00, which is non-refundable and due with first month's rent. Applications are a nonrefundable $85.00 per person and each person age 18 or older is required to place a separate application. A minimum credit score of 610, clean residential history (no recent evictions or unpaid rent/fees/mortgage payments), and verifiable household income of at least 3.5× the rent (approximately $9,800.00/month combined). We will also conduct a standard background check and employment verification on applicants. Pets may be accepted on a case-by-case basis for an additional fee. Renters insurance (including liability to landlord insurance- LLI) is required before your move-in date. If not provided before your move-in date, we offer a liability policy for $15/month per tenant, which will be charged automatically and cannot be refunded and is not prorated based on your lease start date/move-in date. The home can only be held for a move-in/lease start date that is within 2 weeks of it becoming move-in ready or 2 weeks from the date the application(s) is/are approved, whichever comes last.

APPLICATION PROCESSING INFORMATION:
We strive to process applications within 1-3 business days, however, this may vary based on if all required information is included in the application and how long it takes to verify residential history, background checks, credit checks, income verification, etc. If approved, the security deposit is required to be paid and the is required to be signed within 48 hours, so that we can secure the home for you and remove it from the market.
